You don’t know what you don’t know and when you are in the process of buying a new home with a swimming pool, you need a qualified pool company to do a detailed inspection report of the swimming pool equipment, pool plaster condition (i.e., Is the pool plaster showing gunite? Is it pitted?). A common question about Deck-O-Seal (DOS) is - what is it? DOS goes around the perimeter of the pool between the coping and deck to keep water from going between them. What if there is no deck-o-seal? There could be a cantilever deck, meaning the deck goes into the pool and over the edge, in one solid piece, replacing pool coping and DOS; however, if it needs to be replaced with coping and Deck-O-Seal, it could be costly. People may mistake mastic for coping. Coping is the brick or flagstone that goes around the perimeter of the swimming pool – it’s the part you hold onto when in the pool.

In order to inspect the pool equipment, the pool must be filled half-way up the tile. We must also have the approval of the real estate agent or homeowner to go onto the property. It is important that a pool inspection is done as soon as possible because pool inspection schedules fill fast and last minute does not always work.
